Tengah is Singapore's newest and most ambitious HDB town, developed on the western fringe of the island with a strong sustainability focus — it is marketed as Singapore's first "Forest Town," with car-free town centres, extensive green corridors, and a design philosophy centred on greenery integration. The first BTO flats began handing over keys from 2023 onwards, with multiple estates across the Plantation, Garden, Park, Brickland, and Forest Hill districts completing through 2025–2026.

As the newest estate in Singapore, virtually every aircon unit in Tengah is within its first 1–3 years of operation. New units in a hot and humid climate accumulate dust on evaporator coils faster than many residents expect — within the first year, a standard service every 3 months is the right cadence. Getting the first service right also confirms the condensate drain line was routed with the correct fall during renovation, as improperly graded drain lines are one of the most common causes of water leakage in new BTO flats.
