Why is your aircon leaking water?

Water leak = act promptly. A leaking aircon can cause water damage to ceilings, walls, and flooring — and mould if left for days. Turn off the unit if it's dripping badly, and WhatsApp us to arrange a same-week visit.

By far the most common cause. As the aircon cools the room, it pulls moisture from the air — this water drips into a drain tray and flows out through a small pipe. Over time, algae, mould, and debris block the pipe. Water backs up in the tray and overflows through the front of the unit onto your floor or ceiling below.

Dirty evaporator coil
A heavily fouled coil disrupts the normal condensation pattern — instead of water dripping neatly into the drain tray, it runs along the coil fins and drips off in unpredictable places, often straight through the front of the unit. Chemical wash clears the coil and restores proper drainage.

Frozen coil (ice melting)
If refrigerant is low, the evaporator coil can drop below freezing and ice up. When the unit is turned off — or the compressor cycles off — the ice melts and dumps a large amount of water, often more than the drain tray can handle. You'll typically notice this as intermittent heavy dripping after the unit runs for a while.

Cracked or misaligned drain tray
The plastic drain tray that sits under the evaporator coil can crack over time — especially in older units — or shift out of position during servicing by someone else. Water then bypasses the tray entirely. This is less common but easy to spot on inspection. The tray can often be reseated or replaced.

Locate the leak source

We open the unit and trace where the water is coming from — drain tray overflow, dripping coil, or melting ice — before touching anything else. This tells us exactly what's needed.

We flush the condensate drain line with water or a vacuum, clearing the blockage. For stubborn algae buildup, we use a chemical drain treatment. We check the full pipe length from unit to discharge point.

Chemical wash the coil (if needed)

If coil fouling is contributing to the leak, we do a full chemical wash — flushing the coil and tray together. This is usually the right call for units that haven't been serviced in 6+ months.

Check refrigerant if ice was present

If we find ice on the coil, we check refrigerant pressure with a manifold gauge. Low pressure means a slow leak — we top up the gas and advise on whether the leak source needs attention.

Why is my aircon leaking water?+
The most common cause is a blocked condensate drain pipe. As the aircon cools the room, it removes moisture from the air — this water normally drains away through a pipe. When that pipe gets clogged with algae or debris, water backs up and overflows through the indoor unit. A dirty coil, low refrigerant causing ice, or a cracked drain tray are other causes.
