What it involves

What happens during a chemical wash

A chemical wash is a full teardown and deep clean of your aircon's indoor unit. Unlike a standard service that cleans the surface, a chemical wash reaches the parts that routine maintenance can't — the evaporator coil, internal drainage channels, and blower components that accumulate mould and bacteria over time.

Our technician flushes the evaporator coil with chemical solution to break down buildup, high-pressure washes every component, and flushes the entire drainage system before reassembling.

You get before-and-after photos of every unit. The whole job takes 45–60 minutes per unit. When we're done, your aircon should cool faster, smell clean, and run quieter.

Signs you need a chemical wash

A standard service won't fix these — you need a chemical wash.

Aircon smells musty or mouldy

Mould and bacteria have built up on the coil and in the drainage system. Routine cleaning won't reach it. A chemical wash with mould treatment clears it fully.

Water leaking from the unit

A blocked or partially clogged drainage system causes water to overflow from the tray. A full drainage flush during chemical wash clears the blockage completely.

Not cooling as well as before

A heavily fouled evaporator coil reduces airflow and heat exchange. If your room takes much longer to cool down, a chemical flush often restores full cooling capacity.

Not serviced in over a year

If your aircon hasn't been properly serviced in 12+ months, mould and buildup will have accumulated beyond what a standard service can address. Start with a chemical wash to reset it.

How often should you do a chemical wash?

In Singapore's climate, a chemical wash every 6–12 months is recommended for most households — in addition to a standard service every 3 months. The heat and humidity accelerate mould, bacteria, and mineral buildup inside your aircon, especially on the evaporator coil and in the drainage channels.

If you run your aircon more than 8 hours a day, have pets, or notice any smell or reduced cooling, lean toward every 6 months. For lightly used units in air-conditioned offices or bedrooms, once a year is usually sufficient.

After the first chemical wash, maintaining with regular standard services every 3 months will slow down future buildup — meaning your next chemical wash won't need to be as intensive.
