Aircon Chemical Wash vs Normal Service: What's the Difference?

Both are called "aircon servicing." Both involve a technician opening your unit. But they solve completely different problems — and confusing them is why so many Singapore aircons still smell musty a week after being "serviced."
Here's exactly what each service does, what it can't do, and how to know which one you actually need.
What a normal aircon service includes
A standard service (also called general servicing or routine servicing) is the maintenance your aircon needs every 3 months. It cleans what's accessible without dismantling the unit:
- Wash and vacuum the air filter — removes dust build-up that restricts airflow
- Wipe down the fan coil unit casing — exterior cleaning
- Clear the condensate drain pan and pipe — prevents water leaking from the unit
- Check the evaporator coil — visual inspection for obvious fouling
- Check refrigerant levels — flag if cooling pressure is low
- Test the unit — confirm it cools properly and the thermostat responds
The key word is accessible. The evaporator coil is inspected but not deep-cleaned. The fan blower wheel — where mould typically builds up — is not removed or cleaned. If mould has taken hold inside the unit, a standard service won't touch it.
Why the smell comes back
Normal servicing is maintenance, not remediation. If your unit smells musty and you book a standard service, the smell will return within days — because the mould causing it is on the coil or blower, and normal servicing doesn't remove that mould. You need a chemical wash.
What a chemical wash includes
A chemical wash (sometimes called a chemical overhaul) is a deep clean that reaches parts of the unit a standard service can't. The technician partially dismantles the fan coil unit to clean the components that harbour mould and bacteria:
- Remove and soak the evaporator coil — coil is detached and treated with chemical cleaning solution to dissolve mould, grease, and biological build-up
- Remove and clean the fan blower wheel — the blower is the most common site of mould growth; it must be physically removed to clean properly
- Flush the drain pan and pipe — full flush, not just a wipe
- Rinse and reassemble — all components rinsed thoroughly before reassembly
- Check refrigerant and test unit — same checks as standard service
Because the coil and blower must be removed, a chemical wash takes 45–60 minutes per unit, compared to 20–30 minutes for a standard service. That's the time difference you're paying for.

When you need a chemical wash
There are clear signals that a standard service isn't enough:
- Musty or mouldy smell when the aircon runs — the most reliable sign. Mould on the coil or blower is the cause; only a chemical wash removes it
- Smell returned within a week of your last service — means the source wasn't addressed
- Unit hasn't been chemically washed in over a year — annual chemical wash is the standard recommendation for Singapore's climate
- Weak airflow despite a clean filter — mould and debris on the blower wheel significantly reduces airflow
- Unit is "new to you" — second-hand units, rental units, or homes you've just moved into should get a chemical wash before you rely on them regularly

- Older units 8+ years old — consider every 6–8 months. Older coils have more surface roughness where debris adheres.
- Homes with pets or smokers — every 6 months. Pet dander and smoke residue coat the blower and coil faster.
What a chemical wash can't fix
A chemical wash is not a repair. It removes biological contamination — it doesn't fix mechanical or refrigerant problems:
- Refrigerant leak — if your unit isn't cold, a chemical wash won't help unless the coil is dirty. Low refrigerant needs to be topped up and the leak found.
- Faulty capacitor or compressor — electrical and mechanical faults require parts replacement
- Damaged drain pipe — a cracked or incorrectly routed drain pipe will still leak after the wash
- End-of-life unit — a 15-year-old unit that's lost efficiency has degraded components that no amount of cleaning will restore
